A Level 2 Home Survey, formerly known as a HomeBuyer Report, is the right choice for most conventional homes built from common materials and in reasonable condition.
It gives you a clear picture of the property's condition before you commit, helping you move forward with confidence — or renegotiate if something isn't right.
A Thorough Survey, Without the Jargon
Every survey is carried out personally and in line with RICS guidelines. We take the time to inspect the property properly rather than simply rushing through a checklist.
What’s Not Included
A Level 2 Survey is designed to provide a thorough visual assessment, but there are some limitations.
Moving furniture or lifting carpets
Inspecting covered, unexposed, locked or inaccessible areas
Inspecting roof spaces where safe access isn't available
Testing heating, electrical or drainage systems
Switching on or running services
Services are visually assessed but aren't tested for operation.

Level 2 survey pricing
Our Level 2 service is priced to reflect the time, care and detail involved in a thorough inspection and clear, jargon-free report. Final quotes may vary slightly depending on property age, construction type and location.

Typical smaller homes such as studio or 1-bed flats and compact 1-bed houses. Provides an overview of general condition, highlighting visible defects and repairs.
2 bed
House/flat
£495 – £550
Standard 2-bed flats and houses. Assesses main building elements and services, reporting on significant issues and routine maintenance.
3 bed
House/flat
£550 – £650
Typical family homes. Identifies notable defects, signs of movement or damp, and offers practical guidance on repairs and upkeep.
4 bed
House/flat
£650 – £750
Larger conventional homes. Picks up visible defects and risks, helping you understand maintenance needs without full structural analysis.
